Property Condition Assessment Report “PCAR”

The purpose of the PCAR is to observe and identify obvious deficiencies in the building systems which could significantly impact the value of the property and to determine if any conditions exist which can have a negative impact on the cost to
operate and maintain the project. These reports are based on ASTM E2018 and crucial for buyers, sellers, and property managers to understand the property’s condition and make informed decisions.

Our qualified DSS consultants complete the PCAR to identify any deficiencies, flaws, defects, or
other issues.

These reports provide a comprehensive written and photographic analysis, detailing the overall condition of the property.

A PCAR typically includes:

  1. Exterior Inspection: Evaluates the condition of the building’s exterior, including walls, roof, windows, doors, and landscaping.
  2. Interior Inspection: Reviews the interior aspects such as floors, walls, ceilings, plumbing, electrical systems, and HVAC (heating, ventilation, and air conditioning).
  3. Structural Integrity: Assesses the foundation, framing, and overall structural soundness.
  4. Safety Features: Checks for compliance with safety standards, including fire alarms, smoke detectors, and emergency exits.
  5. Maintenance Recommendations: Provides suggestions for repairs and maintenance to preserve the property’s condition.
